Mighty Pilates Owner Buys Robert Redford’s Tiburon Home
The owner of Mighty Pilates bought Robert Redford’s Tiburon home for $4.65 million — $500,000 above the asking price.
Cricket Wardein, founder of the Santa Monica-based fitness chain, bought the 2,800-square-foot house at 2517 Mar East Street, the Wall Street Journal and San Francisco Chronicle reported.
The actor and director known for such films as “Butch Cassidy and the Sundance Kid” and “The Horse Whisperer” listed the split-level cottage flanked by redwoods this month for $4.15 million.
The Academy Award-winning founder of the Sundance Film Festival bought the four-bedroom, three-bathroom home in 2020 for $3.1 million.
The brown shake cottage, built in 1968 on 0.2 acres, overlooks San Francisco Bay, with views from Keil Cove to Angel Island and beyond. It has a large family room, two-car garage, front garden and patio, with expansive decks facing south and east.
Redford, 88, and his wife, artist Sibylle Szaggars Redford, expressed their deep connection to the home and the town of Tiburon.
But they mostly live in Santa Fe, N.M., where Sibylle runs an art gallery. They also own homes in California and Utah, where Redford founded the Sundance Institute and Sundance Resort.
Wardein is a huge fan of Redford; her favorite movies include “The Sting” and “Ordinary People,” which Redford directed.
But she didn’t know the Tiburon property belonged to him until her agent told her, according to the WSJ. She and her 13-year-old daughter wrote a letter to the Redfords, telling them they loved the “creative energy” of the home.
“That’s an intangible you don’t know if you’ll find or not,” Wardein told the newspaper. She also ended up buying three paintings from Szaggars Redford that will continue to hang in the house as a “forever nod” to the prior owner.
While the connection with the star is “fun,” Wardein said, she loved the house either way.
Tiburon is among the richest towns in the Bay Area, and home prices have soared since the pandemic. The typical sale price of a Tiburon house last month was $3.2 million, up 12 percent from November last year, according to Redfin.
Brokers Steven Mavromihalis of Compass represented the seller. Sara Downs of Golden Gate Sotheby’s International Realty represented the buyer.

Auto shop owner expresses safety concerns over new Texas inspection law
McKINNEY — Alexi Kavrazonis, the owner of Wash Guys Lube Auto Center in McKinney, has been doing state inspections for years, handling about 25 to 40 a day.
“The safety portion of your inspection checks your tires, your brakes, your lights, your mirrors to make sure that your car is safe for driving on the road,” said Kavrazonis.
But starting Jan. 1, it won’t be a requirement before registration for non-commercial vehicles.
“I didn’t like it… not for the seven dollars that it cost the consumer but for the safety concern,” said Kavrazonis.
Emissions tests will still be required in the state’s 17 largest counties, including Dallas, Collin, Ellis, Johnson, Kaufman, Parker, Rockwall, and Tarrant counties.
“You’re only checking for the pollution. They’re only caring if the car is polluting the air, but in the meantime, they’re forgoing the safety of every driver on the road,” said Kavrazonis.
He worries the lack of inspections will make Texas roads less safe.
“You could have a car next to you, the tires are bald, especially when it’s raining. He won’t be able to stop on time. There are a lot of concerns,” said Kavrazonis.
But supporters of the change disagree. State Senator Bob Hall sponsored the bill.
“It has no purpose and has no useful benefit,” said Hall. “Windshield wipers don’t cause accidents, and it’s a stretch to say a turn signal would cause an accident.”
Kavrazonis says you can always bring your car into your local car shop to make sure your car is road-ready and safe.
“The onus of responsibility is now on every single driver. If they have a broken tail light, their signal lights don’t work, or their tires are bald, they could literally get pulled over by the police,” said Kavrazonis.
State inspections are still required for commercial vehicles. The Insurance Council of Texas said it likely won’t affect insurance rates because companies don’t have any record of the inspection or inspection results, and it’s not a factor when determining individual rates.
As an auto shop owner in Texas, I am deeply concerned about the new inspection law that has been implemented. The law, which went into effect on September 1st, 2021, eliminates the requirement for vehicles to undergo safety inspections.While some may see this as a way to cut costs and reduce government regulation, I believe it poses a serious risk to public safety. Safety inspections are crucial for ensuring that vehicles on the road are in good working condition and meet basic safety standards.
Without these inspections, there is a higher likelihood of poorly maintained vehicles causing accidents and putting lives at risk. As an auto shop owner, I have seen firsthand the importance of regular inspections in identifying and addressing potential safety issues before they become serious problems.
I urge lawmakers to reconsider this decision and reinstate the requirement for safety inspections. The safety of our roads and the well-being of our community should be the top priority, and eliminating this essential safeguard is a step in the wrong direction.

Gris Gris owner speaks out after nearby building collapse | News
Once again, a busy New Orleans restaurant was forced to close early on Monday night after a neighboring building collapsed. It was the second time that has happened in less than three weeks.
Gris Gris owner Eric Cook said the collapse of a two-story building at the three-way intersection of Magazine Street, Felicity Street and Hastings place occurred in the middle of a fully-booked dinner service, damaging cars and power equipment.
Cook said the restaurant closed and lost about $10,000 from canceled reservations when the upper floor of the triangular building across the street collapsed shortly before 6 p.m., damaging cars below and causing power and internet outages. Cook said he hoped to reopen for New Year’s Eve celebrations on Tuesday.
“The staff is depending on this night to make tips and pay bills at the end of the month,” Cook said on Tuesday morning.
Gris Gris customers hurriedly finished and rushed outside to see what had happened after an explosion was heard in close proximity. It was eerily similar to a scene that played out at Maypop on O’Keefe Avenue on Dec. 14, when a mixed-use building next door gave way and forced the restaurant to evacuate.
O’Keefe Avenue remained closed for 10 days, and Maypop reopened on Dec. 26.
“After everything that’s been going on in this city, I guess it’s not as surprising these days,” said Gris Gris sous-chef Gonzalo Bereciartua.

Unlike the earlier incident in the Warehouse District, the Lower Garden District collapse on Magazine Street didn’t endanger the startled diners. But the spectacle at the foot of the revered, miles-long corridor consisting of mostly local businesses left Cook wondering why the city hadn’t done more to secure it by the next morning.
Passersby walked between gaps in the barricades to get a closer look, some kicking debris and bricks around with their feet.
“I just don’t know how you can leave something like this and be like, ‘it’s all great, man,’” said Cook. “Welcome to the gateway to Magazine Street.”
The owner of Gris Gris, a popular restaurant in the heart of the city, has spoken out after a nearby building collapsed. The incident, which occurred just a few blocks away from the restaurant, has left the owner and his staff shaken.In a statement released to the press, the owner expressed his concern for the safety of his customers and employees. He emphasized that the building collapse was a tragic event that could have easily happened closer to his restaurant.
The owner also praised the quick response of emergency services and the community for coming together to help those affected by the collapse. He urged other building owners in the area to ensure that their structures are up to code and safe for occupancy.
Despite the incident, the owner remains committed to serving his customers and providing a safe and enjoyable dining experience at Gris Gris. He thanked everyone for their continued support and vowed to do everything in his power to prevent such tragedies from happening again in the future.

49ers owner says Kyle Shanahan, John Lynch ‘are not going anywhere’
Kyle Shanahan and John Lynch will be back with the San Francisco 49ers next year after a disappointing 2024 season, according to team owner Jed York.
York told The San Francisco Standard that Shanahan and Lynch “are not going anywhere,” emphasizing that the successful coach-general manager tandem will remain in their current roles.
“You can write that, for sure,” York told the Standard before the Niners’ game Monday night against the Detroit Lions. “They’re not going anywhere.”
York was responding to the Standard’s question regarding recent speculation that other teams might target Shanahan via a trade to fill their head-coaching vacancy. ESPN’s Adam Schefter reported Monday that the 49ers are not interested in trading Shanahan and that the two-time NFC championship-winning coach isn’t interested in leaving San Francisco.
Shanahan also dismissed trade talk earlier this month, saying, “I don’t want to be any place in the world more than here.”
Lynch echoed those sentiments in a separate interview ahead of the 49ers’ game Dec. 8 against the Chicago Bears, who have been linked to Shanahan since firing coach Matt Eberflus last month.
“I’ve found the whole discussion on Kyle and some of the stuff rather comical,” Lynch told San Francisco radio station KNBR. “We have won four of the last five division championships. We’ve been in two Super Bowls.
“The standard here is to win championships, and we’ve fallen short of that, but we have an excellent head coach. And the fact people are talking about stuff like that, I do find it comical.”
Shanahan and Lynch signed multiyear extensions with the Niners in September 2023.
San Francisco fell to 6-10 with Monday night’s home loss to Detroit and is nearing the end of its first losing season since 2020. The Niners have reached the NFC Championship Game four times and have two Super Bowl appearances in eight seasons since hiring Shanahan and Lynch as their coach and GM, respectively.

Bengals owner Mike Brown reacts to Bill Bergey death
Legendary NFL linebacker Bill Bergey died at age 79 on Wednesday morning, according to a post on X from his son, Jake Bergey.
According to that same post, Bergey waged a three-year battle with cancer before his death. He was diagnosed with cancer that started in his jaw in 2021.
Bergey is perhaps best known for his stint with the Philadelphia Eagles between 1974 and 1980. During his time as an Eagle, he went to four Pro Bowls and was named to numerous All-Pro first and second teams. He was once the highest-paid defensive player in the NFL and held the record for most interceptions by a linebacker.
He won the American Football League’s Defensive Rookie of the Year award in 1969 as a member of the Cincinnati Bengals, whom he played with from 1969 through 1973. Cincinnati selected him in the second round of the 1969 NFL draft out of Arkansas State.
He also was a part of the Eagles’ pregame and postgame broadcasts, and was a former football coach for the Tatnall School in Delaware.
“We are saddened to learn of the passing of Bill Bergey. An Eagles all-time great, Bill was a legendary linebacker who gained the respect of players and coaches across the league for his blue-collar work ethic and hard-nosed play,” said Eagles Chairman and CEO Jeffrey Lurie in a statement Wednesday. “Bill exemplified what it meant to be an Eagle in every way, and proudly represented the team in the community well after his playing days were over. We will all miss him dearly and extend our deepest condolences to the entire Bergey family.”
Bergey is a member of the Philadelphia Eagles Hall of Fame and the Philadelphia Sports Hall of Fame. He is also a member of the Greater Buffalo Sports Hall of Fame and the Chautauqua Sports Hall of Fame in western New York state.
“He was as fine a linebacker as we ever had here,” Bengals owner Mike Brown said at practice Thursday, per Bengals.com. “I was really saddened to hear of it. It has an impact on me.”
“He had the size and he could run. He was a bona fide linebacker. Back when middle linebacker was probably considered the most important position on the defense. He could impact the run game and participate in the passing game.”
Bergey was born on Feb. 9, 1945, in South Dayton, New York. He had three sons with his wife, Micky Kay, and eight grandchildren. His sons, Jake and Josh, were both professional lacrosse players. Jake Bergey played for the Philadelphia Wings.
He died in Chadds Ford, Pennsylvania.

A North Bay cottage owned by legendary actor and filmmaker Robert Redford has sold for half a million above asking price, less than a month after it was listed.
As reported by the Wall Street Journal, the Tiburon property, located at 2517 Mar East, was sold for $4.65 million, according to the Compass real estate firm.
The split-level home was listed at $4.15 million on Dec. 2 by Steven Mavromihalis of Compass.
The wood-shingled residence boasts four bedrooms, two-and-a-half bathrooms, a large family room, two-car garage, garden and more than 1,000 square feet of decks overlooking San Francisco Bay. It was built in 1968 and was personalized by Redford, 88, and his wife, artist Sibylle Szaggars Redford, “to take advantage of the unspoiled views and their indoor-outdoor lifestyle,” Mavromihalis said in a Dec. 10 email to The Press Democrat.
The Redfords have a long history with and great affection for the town of Tiburon, and they enjoyed the house’s light-filled rooms and Bay views, the couple said in a statement shared with The Press Democrat. The pair said they were also attracted to the privacy that the home offers, as it sits ringed by redwoods on a quiet, unpaved cul-de-sac, which does not get a lot of traffic.
Still, the couple decided to sell the house as they spend more time in Santa Fe, New Mexico, where Szaggars Redford has been creating new art and focusing on her fine art gallery, Sibylle Szaggars Redford Fine Art.
The Wall Street Journal reported that the buyer is a trust linked to Cricket Wardein, owner of fitness studio chain Mighty Pilates. The chain currently has seven locations throughout the Bay Area and in Los Angeles.
Wardein, who opened the first Mighty with friends in 2009 in San Francisco, told The Wall Street Journal that she was “thrilled” to purchase the property.
