    Regarding Williams, last year, he reclaimed the NXT Championship from Ethan Page at the premiere of “WWE NXT” on The CW in October. He held the title for 98 days until it changed hands to Oba Femi at New Year’s Evil on January 7. Recently, Williams expressed his desire to headline WrestleMania. While he believes he has a long way to go before he feels he’s made it, the Rumble could provide him with that opportunity if he indeed participates.

    Sean Ross Sapp of Fightful (via Fightful Select) reports that Nikki Bella is in Indianapolis ahead of WWE Royal Rumble on Saturday. It’s not known whether she will be in the match or making an appearance at the show.

    Since Nikki Bella attended the WWE RAW on Netflix premiere earlier this month, she has teased potentially returning to WWE on multiple occasions. Bella has not wrestled since she competed in the 2022 Women’s Royal Rumble, which was a one-off return.

    Nikki Bella On Potential WWE Return

    Bella recently discussed potentially returning to WWE in an interview with Daniel Trainor for Us Weekly.

    “I’ve missed it for quite a few years,” Nikki said. “I miss being Nikki Bella. I miss being around that family. I definitely miss being in that ring. When they put me in the crowd that night and to feel the energy and see the Bella Army, whether they were in the crowd or online, it starts to give you these feels.”

    “Going home to WWE, I don’t think people understand, I started at 22. That’s all I ever knew up until a little bit ago.   • Ole Miss hoops seeking first ever win over No. 1 this weekend as red-hot Auburn comes to town


    If one were to ask Ole Miss head coach Chris Beard about the significance of this weekend’s home matchup against No. 1 Auburn, he’d say that it’s the biggest game of the year simply because it’s the next game on the schedule.

    That said, the Rebels (16-5, 5-3 SEC) have a chance to make history for the second time this season if they are to pull off the upset. Earlier this month, Ole Miss earned the program’s first ever road win over an AP Top 5 opponent. However, Ole Miss is still 0-for-16 all time against the top-ranked team in the country. On Saturday, the Rebels will get another shot at it as the red-hot Tigers (19-1, 7-0 SEC) come to town.

    Tipoff on Saturday is set for 1 p.m. CT inside the SJB Pavilion and can be seen on ESPN or listened to on the Ole Miss Radio Network (Sirius XM 84).

    This matchup has been declared a sellout since December of 2024.

    “It’s a great opportunity to play against the No. 1 ranked team in the country. Night in and night out, you look at the rankings and there’s 10 ranked teams from the SEC in the Top 25,” Ole Miss assistant coach Brian Burg said on Thursday’s RebTalk. “… They’re really talented. Johni Broome is probably right now player of the year across the country. It’s not just him, it’s an entire team around him. We’re excited to have that ability to compete against them… You look at their team, they’re dynamic from the guard play and Johni Broome being inside. We’re going to have to execute our game plan to a tee and be able to rebound and to have the play style we like to play in. It’s important to execute on Saturday.”

    There’s a number of good reasons why Auburn is the unanimous top-ranked team in the country. Out of the 20 games they’ve played, 13 of them were against Quad 1 teams, boasting an incredible 12-1 record against them. They’ve won 12 consecutive games since suffering their one loss at No. 9 Duke.

    Preseason SEC Player of the Year and All-American candidate Johni Broome missed two games recently with a left-ankle sprain, but the Tigers have continued to win without him. Broome currently averages 18.2 points per game (second in the SEC) and a conference-best 11.2 rebounds per game. He also ranks among the nation’s best in blocks per game at 2.8, best in the SEC and fifth in the NCAA, and double-doubles with 12, best in the SEC and fifth in the NCAA as well.

    It’s not just him though, as the Tigers had five players averaging double-figure points per game. Auburn leads the nation in blocks per game with an average of 7.0 per game, and ranks fourth in assist-turnover ratio at 1.82, and fourth in scoring margin at +18.4. Like Ole Miss, they take care of the basketball by committing just 9.4 turnovers per game.

    While Auburn is the unanimous No. 1 overall projected seed in the NCAA Tournament, Ole Miss finds itself projected as high as a No. 5 seed in the South Region, in the exact same region as Auburn. Ole Miss is No. 22 in the NCAA NET at the time of writing with a 4-5 record against Quad 1 opponents.

    Ole Miss has been on a bit of a roller coaster since the beginning of SEC play, starting 4-0 for the first time since 2013, dropping three straight with two decided by a single possession, before getting back in the win column with a 72-69 win over Texas.

    “We always talk about it being an 18-round fight and we just finished the eighth round. Glad to get back on the winning side. I thought it was a real competitive game. Texas is really talented, but our guys really executed especially late,” Burg said on Thursday.

    The Rebels rank fourth in the country by committing just 9.3 turnovers per game with a turnover margin of +6.6, which is third-best in the NCAA. They also force 15.9 per game, the 13th most in the nation.

    Second last meets dead last in Saturday’s bottom-of-the-table Premier League clash, where Ipswich Town welcome Southampton to Portman Road in a 2023-24 Championship rematch.

    While only one place separates the two newly-promoted clubs in the relegation zone, the hosts are in with a fighting chance of survival, while Ivan Juric‘s team need a miracle to preserve their top-flight status.

    Having been hit for six at home to Manchester City in gameweek 22, Ipswich fans could have been forgiven for harbouring fears of an even more humiliating scoreline at Anfield, where Liverpool taught the Tractor Boys a footballing lesson as widely expected.

    Kieran McKenna‘s men ultimately did not suffer as bad a fate as they did against the champions, but the champions-elect still made light work of them in a 4-1 romping, as Dominik Szoboszlai, Mohamed Salah and Cody Gakpo (two) struck before Jacob Greaves gave the travelling faithful something to smile about.

    However, little joy can be taken from the hosts’ three-match winless run in the division, one that has plunged them back down below the dotted line into 19th spot, although a one-point gap to Leicester City in 17th is hardly insurmountable.

    Home woes have played a huge part in Ipswich’s current predicament, as only Saturday’s visitors have collected fewer points on their own patch than the Tractor Boys’ seven, and five of their last six Premier League battles at Portman Road have ended in defeat.

    The one aberration for McKenna’s men in that sequence was a momentous 2-0 success over title outsiders Chelsea, though, and perhaps for the first time in the current Premier League season, the Tractor Boys might head into Saturday’s showdown as the favourites.

    An unfamiliar sense of optimism may have briefly engulfed the St Mary’s crowd last weekend, where long-serving centre-back Jan Bednarek headed Southampton in front against Newcastle United with just 10 minutes gone, but such hope was quickly extinguished by a Swedish sensation.

    Indeed, Newcastle marksman Alexander Isak quickly notched his 16th and 17th goals of the Premier League season from the penalty spot to propel the Magpies into the lead, before Sandro Tonali gave Eddie Howe‘s men a comfortable two-goal cushion early in the second half.

    Mateus Fernandes‘s disallowed goal rubbed salt into the wounds for the Saints, who remain rooted to the foot of the table with just six points on the board after 23 games; at this rate, they will break Derby County’s unwanted record for the lowest-ever Premier League points total.

    Condemned to defeat in each of their last six top-flight matches, the Saints are currently on course to amass a paltry 10 points when all is said and done, although there have been some green shoots of recovery for Juric to work with in recent weeks.

    Southampton were not humiliated by Manchester United or Nottingham Forest by any means, but they could now lose seven straight league games for the very first time, and they were cruelly denied a precious win over Ipswich in September courtesy of a last-gasp Sam Morsy leveller.

    Injury was added to insult for Ipswich against Liverpool, as McKenna lost attacker Wes Burns to a knee problem with just 29 minutes gone, one that will rule him out for the rest of the season.

    Burns joins Sammie Szmodics (ankle), Conor Chaplin (knee) and Chiedozie Ogbene (Achilles) in the Portman Road treatment room, but influential left-back Leif Davis – who came off at half time at Anfield due to illness – and Jens Cajuste, rested last time out, should be OK to play.

    Ben Johnson was given the nod to replace Burns against the Reds, but McKenna could also now elect to hand a full debut to Brighton & Hove Albion loanee Julio Enciso, who came off the bench last weekend and provided the assist for Greaves’s consolation.

    While Ipswich rue the loss of an attacker, Southampton are likely to welcome two back, as Juric confirmed to the media that Tyler Dibling (ankle) and Kamaldeen Sulemana (hamstring) are both on track to be fit for the trip to East Anglia.

    Aaron Ramsdale (muscle) and Jack Stephens (unspecified) may also return, while new signings Albert Gronbaek and Welington could make their debuts, but Ryan Fraser (unspecified), Nathan Wood (unspecified), Juan Larios (unspecified) and Ross Stewart (hamstring) remain out.

    Ramsdale will no doubt displace Alex McCarthy in between the posts if fit, but any minutes for Rennes loanee Gronbaek should come from the bench, as Juric persists with the Lesley UgochukwuJoe Aribo double pivot.

  • Town Center mall power problems reveal other financial issues


    The power cutoff was a visible sign all is not well with the mall’s finances. Cobb County records show the mall’s owner is also behind on its property taxes, and other malls the Kohan Retail Investment Group owns have reportedly encountered financial issues.

    Kohan Retail, a New York firm that owns Town Center but not the big box stores such as Macy’s, currently owes more than $1 million in property taxes that were due Oct. 15 and now include late fees and interest, according to Cobb court records. The amount could grow if the taxes and penalties remain unpaid and the county moves to sell the tax lien at a sale scheduled in May.

    Mike Kohan, the founder of Kohan Retail, said in a brief call with The Atlanta Journal-Constitution that the company’s malls are “doing fine all across the country.” Georgia Power turned back on the mall’s lights after Kohan Retail “met the necessary requirements” following several months of delinquent power bills.

    Kohan said refinancing the mall’s loan last year means there “was not enough cash to pay the taxes.” He said the back taxes will be paid soon.

    Kohan did not respond to multiple follow-up calls seeking additional comment on the mall’s unpaid property taxes and troubles the company has encountered elsewhere.

    Greg Null, an Atlanta attorney with Carlton Fields who specializes in commercial real estate debt, said unpaid property taxes — also called a local tax lien — is a sign the mall’s distress likely runs deeper than some unlit light bulbs.

    “It’s a bellwether for the health of the property,” he said. “If there’s a tax lien, there’s a problem.”

    Hard ‘to feel stable’

    A Texas mall owned by Kohan Retail had its water shut off eight times in 2024 because the bill had not been paid, ABC affiliate television station KXXV reported. Another Kohan Retail mall in Kansas had its power turned off five times in seven months, ABC affiliate KAKE reported. An Iowa mall owned by Kohan Retail was closed for over nine months after its power was shut off, KCRG in Cedar Rapids reported.

    Several malls owned by the group have shut down, according to news reports. Others have faced auction due to unpaid taxes, which could also be in Town Center mall’s future.

    For the employees who work at Town Center, Tuesday’s sudden closure and the lack of communication have them concerned about its future — especially after examining Kohan Retail’s track record with other malls it owns across the U.S.

    “I don’t want it to happen again,” Reed said. “It’s hard for us to feel stable within our jobs here because the company is not stable already.”

    Cobb County Tax Commissioner Carla Jackson filed a lien on the property in January after Town Center racked up $998,260 in unpaid taxes, which now surpass $1 million with penalties and interest. Jackson said Kohan Retail was also 10 months late paying its taxes in 2023, the same year the firm acquired the mall for $71 million.

    Jackson said her staff has been trying unsuccessfully to reach the company for months.

    “We would prefer for people to talk to us if they’re struggling — set up a payment arrangement or something,” she said. “But when we hear crickets, and it’s a big commercial property, I mean, we’re gonna move on it.”

    Snowballing debt

    If the bill remains unpaid, the tax lien will be sold at auction May 6.

    Investors bid to purchase the value of the lien, which the property owner will still have to pay back. The investor can charge 20% in interest during the lien’s first year and 10% in subsequent years, which Null said can lead to hefty profits.

    “These sell like hotcakes,” he said. “They snap them right up.”

    In addition, outstanding liens can affect other loans and mortgages. After staving off foreclosure last summer by narrowly paying off the loan it used to acquire the mall, Kohan Realty used Town Center as collateral to take out $49.2 million in new debt last year. Spread across two loans, the debt matures in early 2026.

    Several regional malls nationwide have shuttered amid the rise of online shopping and since the COVID-19 pandemic. Some Atlanta-area malls have been reimagined or redesigned into mixed-use developments, often with apartments, office space, entertainment attractions and other uses.

    Town Center suffered another hit with its Belk store expected to close next month, according to Channel 2 Action News.

    Jim Bieri, a national retail expert based with Stokas Bieri Real Estate in Detroit, said there’s a clear divide between malls that are receiving investment and refreshes from ownership and those that are merely investment tools.

    “They tend not to invest in the mall, and they squeeze cash flow everywhere they can,” Bieri said of some owners.

    Kohan said the company values its tenants and will work to accommodate the tenants impacted by the closure.

    “We appreciate the tenants,” Kohan said. “We’re going to consider them as partners and move forward, and 2025 is going to be a great year for us in terms of acquisitions of new malls and also upkeeping the malls that we already own.”

    But employees like Reed, who depend on the mall for their livelihood, fear the lights may not stay on.

    “There’s so many questions that are unanswered,” she said. “Where is the money going to the point where you can’t pay the bill?”





    The recent power problems at Town Center mall have shed light on other underlying financial issues that the shopping center is facing. While the mall has attributed the outages to maintenance issues and aging infrastructure, many are speculating that there may be deeper financial problems at play.

    Reports have surfaced that the mall has been struggling to keep up with rising operating costs and declining foot traffic. With the rise of online shopping and changing consumer preferences, many malls across the country have been facing similar challenges. However, Town Center mall seems to be particularly vulnerable due to its lack of modernization and investment in amenities that would attract shoppers.

    Some tenants at the mall have expressed concerns about the management’s ability to address these issues and maintain the viability of the shopping center. With the power problems serving as a wake-up call, it is clear that action needs to be taken to ensure the long-term success of Town Center mall.

  • Store owner hires lawyer to investigate Town Center at Cobb mall owner – WSB-TV Channel 2


    COBB COUNTY, Ga. — A metro Atlanta mall that shut down for a day over unpaid power bills turned the lights back on Wednesday. Now, one of the store owners tells Channel 2 Action News that he wants to take action against the mall.

    Shane Starr, who owns Starrcade inside the mall, said he has hired a lawyer to investigate the property owner. He also hopes to band together with other business owners at some point to file a class action lawsuit against the owner.

    “We’re trying to get compensated for the unfair usage of our rent. There are line items for utilities which I’ve been paying for a year and a half since we signed our lease here. To find out that we pay month after month after month and then he turns around and their group turns around and doesn’t pay their utility bills, it makes you ask where the money is actually going?” Starr told Channel 2′s Michele Newell.

    Kohan Retail Investment Group owns Town Center at Cobb. Utility companies in other states confirmed with Newell that the same company has run into similar problems in Kansas, Ohio and Iowa.

    “Towne West Square was disconnected for nonpayment 7 times in the past 12 months. The mall has been owned by Kohan Retail Investment Group during these shutoffs,” said Courtney Lewis, who is the Senior Communications Manger of Media for Energy.

    “I can confirm Ohio Edison had notified Chapel Hill Mall at least twice that electric service was in danger of disconnection because of nonpayment before the mall ultimately closed,” said Hannah Catlett,  Advanced Communications Representative.

    According to the Cobb County Tax Commissioner’s Office, there are currently three tax liens against the property owner for 2024, with more than $1,000,000 in back taxes that were due in October of 2024.

    The Cobb County tax commissioners officers says it reached out to the owner multiple times before officially filing the tax liens and reached out multiple times this year.

    The office said it’s last resort is a tax sale which could happen in May if the back taxes aren’t paid. Between now and May the County tax commissioner said there will be a series of steps her office takes leading to the tax sale, if the owner fails to pay what is owed.

    “I hate that this guy did this, but at the same time I still really want to see this mall succeed,” said Starr.

    “We care about this mall and we are here a lot and to find out that somebody is trying to make a profit off not caring about it really upset us. We’re here today to kind of give what money we can as young adults who don’t make a lot to the small businesses,” said Ezra Morrison.

    Channel 2 Action News first told you Tuesday about the Town Center at Cobb posting signs on the main entrances that it would be closed.

    The mall’s owner claimed a maintenance issue resulted in the closure and that it would be resolved in two hours. However, Channel 2 Action News learned that the mall had “highly delinquent” Georgia Power bills.

    Georgia Power officials told Newell that they have been working with Town Center for several months to resolve the payments and disconnecting service at the mall was a “last resort.”

    The anchor stores, Belk, Macy’s and JCPenney, were able to stay open since they paid their own bills and have separate entrances.
