  • Lola Kirke on Living with Courtney Love, Working with Greta Gerwig and Her Memoir ‘Wild West Village’ (Exclusive)

For Lola Kirke, writing a memoir wasn’t actually a part of her plan. But the pandemic ignited a surge of “creative energy” that radiated through her. “It was the first time in a decade that I wasn’t acting or on tour,” she tells PEOPLE over Zoom from her home in Nashville. “And I was allowed to discover this other part of myself through writing.”

Initially, she had considered penning a novel but writing fiction wasn’t something that came to her naturally. Instead, Lola decided to write what she knew. With her literary debut Wild West Village (out now from Simon & Schuster) she dissects her chaotic upbringing in an artistic family and the challenging but loving relationships with her siblings.

Throughout Wild West Village, Lola excavates how her unconventional upbringing — for better or worse — shaped her personality. Below, Lola opens up about the stories behind Wild West Village, including stories of sex workers, a cowboy who steals her heart, unknowingly interviewing Joan Didion about the Charles Manson murders as a teenager, that time Courtney Love lived with her family and working with Greta Gerwig.

What made you decide to write this book when you did?

It was the pandemic essentially, and I was out of the habit of working in the way that I had been for so much longer. My life, as I write about it in the book, was really, really shifting in so many ways. And so, while I do wish that it wasn’t the boring, “I wasn’t able to do what I normally do as an artist, so I started writing” answer, I do think that writing does have that incredible ability to help us.

The longer answer [is], I originally conceived [it] being a novel about a band like The Judds and I was going to fragment my entire family into the three Judd women. And then, I realized that I didn’t know how to write a novel.

    Lola Kirke.

    Ohad Kab

That honestly sounds like a brilliant concept for a book. Are you still considering writing a novel?

One of the things that kept on coming up with the book, especially because [of its] sensitive subject matter to a lot of the people that I talk about in the book, was like, “Why didn’t you fictionalize it?” I didn’t know how to write a novel at that time. That’s not an available practice of storytelling that I have. But I also think that a novel would’ve allowed me to really say there’s no boundaries because it’s fiction. You can say whatever you want. But now that I am kind of tired of the character of myself, I am curious about writing other characters, and I do think that there’s just a lot more research that you have to do. It’s kind of like acting. Like, if you’re not playing “girl, 34, lives in Nashville,” you might have to do a little bit more work. So, it’s a different kind of work that I now feel more excited to venture into.

You tell many candid tales about your family throughout the book. How did your family react?

One of the blessings of writing the book was developing a relationship with both my sisters — Domino Kirke and Jemima Kirke — that I talk about really not having within the book itself. Time, maturity and growing up has given me a sisterly relationship. When I stopped trying to be my sisters and I started really embracing myself, my sisters were like, “Yeah, we love you. We like you.” And as the consummate little sister, I just think I always wanted them to do that. So that’s been a real gift of this.

And the rest of your family?

Not everybody has had that reaction. There’s definitely been people that do not like the way that I experienced my life. That’s par for the course. I’ve been a people-pleaser. I’ve wanted people to like me, that’s been my goal. And through writing and discovering what I authentically think and feel, I have been able to value other people’s thoughts and feelings less. That’s not to say I’m not compassionate towards them — I try to be and am — but I found myself, and that meant letting go of a couple of other things along the way.

How has fame — and the varying degrees you’ve each experienced it — impacted your relationship with your sisters?

When I was much younger, [I] had hoisted my wagon to the vindication of silver-screen stardom. Then, seeing my sister kind of achieve that in a seemingly effortless way was really, really difficult. But ultimately, I think that there’s been a lot of beauty, particularly with me and Jemima about sharing a passion. Domino and I share music as well, and it felt much more like an ally than an enemy.

    Lola, Domino and Jemima Kirke.

You mention in the book that Courtney Love lived with you for a time growing up. What was that experience like?

As wild as you can imagine. But also, part of that wildness is because it was normal. Courtney’s amazing. I absolutely love her. She was a joy. Besides the flooding and the light fire that she started, it was totally, totally just like having any of the other wonderful people that live with us, live with us.

In the book, you recount the time you interviewed your friend’s Aunt Joan about the Manson murders — only to realize years later she was Joan Didion. What was it like reflecting on that?

It was humbling, to say the least. Now that I’ve had to reread my own writing so much, I’ve been able to kind of locate where my humor is because my whole life, I wanted to be funny. And recently in the past five years, people are like, “You’re funny.” And it’s the kind of perspective of a person that grows up in the way that I did. It’s like [the show] Absolutely Fabulous. What those women think is normal is so not normal that it is funny on screen.

I had spent Easter at Joan’s house before, and she was just a frail old lady. But now, she is one of my favorite and one of the most beloved writers in the entire world and obviously spent much of her life not that. So when I’m a frail old lady, I hope that I have the luxury of a young writer meeting me and just thinking I’m that. Frail old ladies were once adventurous young women a lot of the time.

Very true. Why is this book decidedly “not a memoir”?

It’s obviously a joke. If you straddle kind of celebrity and anonymity in the way that I do, I’ve always described myself as “fame-ish” instead of famous. There is a sense that you can’t just write like a literary memoir the way that maybe Tobias Wolff or Mary Karr would. And if you are more squarely in the celebrity world, your memoir has to be an account of the extraordinary things in your life. I would be flattering myself to say that my writing is more literary in the kind of camp of the writers that I just discussed, but that’s certainly what’s more interesting to me in terms of the memoir.

I’ve read Jane Fonda’s My Life [So Far]. I love A Paper Life by Tatum O’Neal. Those are really fun ones. But I do think that my intention with writing [a book] was not to be like, “Look at all the things that I’ve done.” It was to write in a more literary way. So, I wanted to get out ahead of my own imposter syndrome.

In the book, you recall your sisters always swapping boyfriends over the years. How did that impact all of your relationships?

There was a strong emphasis on beauty in our home, which I believe was a result of my mother wanting us to thrive in the world. She’s not the only mother or woman of her generation who has created that value system. But I think that one of the downsides of placing such an emphasis on beauty in a family is it breeds a sense of competition. That feeling of competition between myself and my sisters ultimately just created a lack of safety and security, which is why having done a lot of work and my sisters also having done a lot of work now, I do think we’re able to actually love each other without fearing one another in quite the same way that we did as kids.

How did your want or need to fit in with American culture help you connect with country music?

Well, I don’t think there’s anything more American than country music. It’s maybe a little on the nose, but one of the things I don’t necessarily name in the book is that I think country also is synonymous with freedom, whether it’s the capital “F” freedom, that “freedom isn’t free” idea or this idea of like “I’m going out into the country, into the wild and the Wild West.” There’s a part of me that has craved freedom, whether it’s freedom from my own ego or freedom from the intense freedom that I think the privilege I grew up in smothers you in, almost. So beyond just the America that country sings about, it’s the freedom within the idea of America that I was really drawn to, if that makes sense.

Why was it important for you to conclude the book with your Grand Ole Opry performance?

I couldn’t believe, in a way, that performance and experience coincided with when I was writing the end of my book. The ending for the book actually was the chapter before. [Originally], it was like, I live in Nashville now [and] I realize it’s okay to like be me. And then I had my Grand Ole Opry debut, and I felt like I’d been run over by a truck. But after, my whole family descended upon Nashville and then left. And through writing this book, I really learned how much writing helps me not only understand the world around me, but myself, and how healing writing could be. So I was like, “What do I do with this experience?” And I wrote about it. This incredible circumstance [at the Opry] really got to articulate so much about what my life has become and where my life has been. That just felt like a really better ending.

What was your experience like working with Greta Gerwig on Mistress America?

Oh, it was fantastic. Greta is incredible, and it doesn’t surprise me at all that she absolutely has become one of the most sought-after and powerful directors. I certainly have continued to use some of her mannerisms. I mean, she’s just such an inspiration. And now that I’m 34, I can’t believe that she was 29 when she wrote that. I’m like, “Oh, f—, she was so driven and so talented even then.”

Have you discussed working together again?

We were supposed to do an ill-fated production of The Three Sisters in 2020 that then got postponed for like two years, and that ultimately [was] canceled. So, not since then. But I would love to.

    Lola Kirke.

    Ohad Kab

How did working on Three Women reinvigorate your acting career, your spirit, or your love of acting?

I love Lisa Taddeo, and it was an honor to get to be part of bringing that book to life. Not many people I know saw [my performance in it], and I didn’t see it either because I have felt pretty insecure about my body. Honestly [I] haven’t seen the last four things that I’ve done because of the body dysmorphia that I developed. But I’m getting through that. A couple of people that I really care about have said like, “Your spirit’s there.” And I’m so happy because that’s the goal, and I’m glad that that came through.

I saw Jenny Lewis mentioned in the acknowledgments of the book. What’s your relationship like with her?

Oh my God. So, Jenny is kind of a psychic, among many other gifts that she has. And very early on in the pandemic, she texted me out of the blue when I was living in the two-room house with The Cowboy [my boyfriend] and was like, “Look, if you ever need a place to go, I have this house in Nashville and I’ll give you the code and you can go in and be there.” And so I started doing that every day for six months, and I would go, sit in her house and I would write. We weren’t that close at this time. Our friendship really, really blossomed after that. I said to her, “If I ever write a book, I will thank you in the acknowledgments because it will have started being written at your kitchen table.” And so [it’s] quite incredible to get to finish the book and get to make good on that promise.

Have you and Jenny ever collaborated on music together?

She very generously once opened one of my shows here in Nashville, but she’s always been a huge support, a mentor to me and dear friend. I love Jenny.

You just announced you have a new album on the way. What can you tell me about it?

Daniel Tashian produced it who did the last three Kacey Musgraves records, and I absolutely love him so much. It’s called Trailblazer. It comes out March 21, and I’m going on tour, which will all be announced. It’s a little less like down-the-middle country, but it’s definitely pretty country.

Tell me about the album’s lead single “Hungover Thinkin’.”

I wrote it with Liz Rose and Caitlin Rose, who’s her daughter. Liz wrote like the first couple of Taylor Swift’s songs, and both of them are two of my favorite people and writers, so I’m really excited that that’s my first single.

  • Simons stays out west, Portland reunites with ex-Blazer

The Portland Trail Blazers have a difficult decision regarding what to do with Anfernee Simons.

On the one hand, they could trade him before the February 6 deadline to clear a path for the future backcourt of Scoot Henderson and Shaedon Sharpe, especially considering he’s set for a substantial payday after his contract is up after next season.

On the other hand, Simons is just 25 years old and still fits the Blazers’ rebuilding timeline. Portland is also already struggling with their three-point shooting and playmaking. Do they want to move someone who helps in those two key areas?

We will find out in one week which route GM Joe Cronin decides to take. But if the Blazers decide to trade Simons, it’s easy to find potential landing spots that make sense. His combo guard skill set and three-point shooting ability make him a good fit for several teams.

One team that could be looking to upgrade their roster is the Los Angeles Clippers, who are sixth in the Western Conference and still a piece or two away from making a deep playoff run. A Simons-James Harden backcourt pairing would be difficult for opposing teams to defend. That would make the Clippers a tough out in the playoffs when considering them in tandem with Kawhi Leonard, Ivica Zubac, and the always-underrated Norman Powell.

Blazers send Anfernee Simons to Clippers in mock trade

But what would it take for Portland to part ways with one of its best players? A trade proposed by Sporting News’ Nathaniel Holloway has the Blazers receiving a package that’s a mixed bag of draft capital, salary fillers, and a hint of upside.

Here is the deal in full:

The mock trade doesn’t specify what draft capital Portland would be getting back, but for the sake of grading it, we will assume that the Blazers receive one first-round pick. The Blazers would also need to waive one player to make it work, but P.J. Tucker is on an expiring deal, so that’s essentially a wash.

    Should the Trail Blazers accept?

Duop Reath was recently named the most likely Blazers player to be traded by Bleacher Report’s Dan Favale. It wouldn’t be surprising to see him included in any deal the Blazers make at the deadline, given he’s on a minimum contract and his role and production have declined this year. But does it make sense for the Blazers to accept this package for Simons and Reath?

Bones Hyland is 24 years old and could be a possible backup point guard for Scoot Henderson. He’s shooting 37.7% from deep this season and could help offset at least some of the shooting loss from Simons’ departure.

Outside of the first-round pick, the most intriguing piece in this deal would be former Blazer Derrick Jones Jr. He spent one season in 2020-21 in Portland and wasn’t very impactful that year, averaging 6.8 points. But Jones has improved since leaving Portland, particularly as a shooter, as he’s connecting on 37.1% of his threes this year.

The Blazers need to bolster their wing depth, and Jones would be an underrated addition as someone who is just reaching his prime, having a career-best season at 27 years old. Not to mention, he’s an incredible athlete. The electrifying dunks that would take place between “Airplane Mode” and Shaedon Sharpe almost make it worth taking this deal alone.

The idea of adding Jones and Hyland to Portland’s young core and still landing a first-round pick seems like a solid return for Simons.

    Grade: B

In a surprising turn of events, Anfernee Simons has decided to stay out west and sign a new contract with the Portland Trail Blazers. The young guard has shown tremendous potential in his time with the team and fans are thrilled to see him continue to develop in Rip City.

But that’s not the only reunion happening in Portland. The Blazers have also decided to bring back a familiar face from their past – former Blazer and fan favorite, Nicolas Batum. The versatile forward spent seven seasons in Portland before moving on to play for the Charlotte Hornets and Los Angeles Clippers.

With Simons staying put and Batum returning to the team, the Blazers are looking to build a strong roster for the upcoming season. Fans are excited to see how these two players will contribute to the team’s success and are hopeful for a deep playoff run.

Stay tuned for more updates on the Blazers’ offseason moves and get ready to see Simons and Batum in action once again in Portland.

  • Detroit Red Wings head west with belief after woes on last road trip

Detroit — After a trio of home wins, the Detroit Red Wings will get back on the road as January ends, hoping for better results than the last road trip.

Detroit (24-21-5) last hit the road from Jan. 16-21 and went 1-2-1 in that span, playing four games in six days and cooling the hot streak the Red Wings had been on since Todd McLellan was installed as head coach just over a month ago. Following three straight wins at home, Detroit gears up for a trip out west that again will see the Red Wings play four games in six days, the group is hungry to prove the turnaround isn’t fool’s gold.

The Red Wings were unbeaten during a three-game homestand.

Detroit opens the road trip on Thursday at Edmonton (32-15-3), where McLellan previously coached. And while he wants to see a successful road trip on the whole, his focus is zeroed in on starting the trip victorious.

“There isn’t an easy road trip,” McLellan said recently. “Everybody made a lot of the last one and the gauntlet we went through, and we’re doing it again. I don’t like to think about the whole, I just want to look forward to practice and let’s get to Edmonton.”

The Detroit Red Wings are gearing up to head west after a tough road trip that left fans feeling disappointed. Despite the struggles, the team is heading into their next stretch of games with renewed belief and determination.

The Red Wings have had their fair share of challenges this season, but they are not letting that deter them from pushing forward. With a mix of veteran leadership and young talent, the team is looking to turn things around and make a statement on their upcoming road trip.

Fans can expect to see a focused and resilient Red Wings team as they hit the road and take on some tough opponents. The players are determined to show that they are capable of competing with the best in the league and are ready to put their skills to the test.

So, as the Red Wings head west, fans can rest assured that the team is ready to put their woes behind them and come out stronger on the other side. Let’s rally behind our team and show them our support as they look to turn their season around. #GoRedWings

  • The Components of Russia’s Undeclared War Against the West

Preparations for war against the West can be observed not only in strategic units, but also in the Russian Spetsnaz, for which another deputy head of the GRU, General Vladimir Alekseev, is responsible. Thus, according to information available to the European intelligence community, at the end of 2023, a new unit was created under Alekseev the 236th Specialist Training Center, the purpose of which is to conduct sabotage operations on the territory of NATO countries, which were previously carried out by their colleagues from the Special Activities Service. This indicates both the need to focus the efforts of Averyanov’s subordinates on more strategic tasks, and plans to seriously scale up sabotage operations. Under modern conditions, when even low-level criminals are actively used to conduct such operations  often recruited remotely  the requirements for the qualifications of recruiters are significantly lower than in the past, and Spetsnaz officers can easily cope with such tasks. Considering that the total strength of Spetsnaz units is between 15,000 and 20,000 people, the lower quality of operations can be fully compensated by their number. For more complex operations, officers of the 322nd Specialist Training Center (Unit 92154), known as Senezh, can be used. Sabotage actions have three goals. In addition to causing direct damage, these are the internal destabilisation of Europe and the undermining of trust in governments that are unable to effectively counter them, as well as preparing opportunities for the mass destruction of military and civilian infrastructure during a Russian military invasion.

Thus, despite investing significant efforts in preparing the conditions for both legal and illegal changes to the political landscape in Europe and bringing politicians to power who serve its purposes, Russia is also actively building networks that will only make sense in the event of a direct military invasion. As in the case of Ukraine in 2014 and probably Georgia in 2025, this suggests that the internal destabilisation that such a change in the political landscape will inevitably entail, regardless of its success, is viewed by the Kremlin not as an end goal but as a prerequisite for possible military aggression. Russia’s undeclared war against the West is already underway, and the stubborn refusal to acknowledge this fact by most Western leaders makes the West’s defeat only a matter of time.

Russia’s undeclared war against the West is a complex and multifaceted endeavor that involves a variety of components. From disinformation campaigns to cyber attacks, the Kremlin has been waging a clandestine war against Western democracies for years. In this post, we will explore the key components of Russia’s covert aggression and their implications for the international community.

    1. Disinformation and propaganda: One of the primary tactics employed by Russia in its undeclared war against the West is the spread of disinformation and propaganda. Through state-controlled media outlets and social media campaigns, the Kremlin disseminates false information and manipulates public opinion to sow division and confusion in Western societies.

    2. Cyber attacks: Another critical component of Russia’s covert aggression is its use of cyber attacks to target Western governments, businesses, and critical infrastructure. Russian hackers have been responsible for a number of high-profile cyber attacks in recent years, including the 2016 hacking of the Democratic National Committee and the 2017 NotPetya ransomware attack.

    3. Covert military operations: In addition to its information warfare and cyber capabilities, Russia has also engaged in covert military operations in the West. This includes the deployment of Russian troops and equipment in Ukraine and other countries, as well as the use of mercenaries and proxy forces to advance Russian interests in conflict zones.

    4. Economic warfare: Russia has also employed economic warfare as a tool in its undeclared war against the West. This includes the use of economic sanctions, trade restrictions, and energy manipulation to weaken Western economies and undermine their stability.

    5. Political subversion: Finally, Russia has engaged in political subversion in the West by supporting extremist groups, funding political campaigns, and spreading propaganda to undermine democratic institutions and sow discord among Western allies.

Overall, Russia’s undeclared war against the West represents a significant threat to international security and stability. By understanding the key components of Russia’s covert aggression, the international community can better prepare and respond to the Kremlin’s hostile actions.

  • Dottin, Matthews power West Indies Women past Bangladesh | Sports

    BASSETERRE, St Kitts (CMC):

DEANDRA DOTTIN bludgeoned Bangladesh Women’s bowlers to all parts of the ground in a superb display of power hitting, and together with captain Hayley Matthews propelled West Indies Women to a commanding eight-wicket victory in the first T20I at Warner Park on Monday.

Dottin smashed seven sixes in an unbeaten knock of 51 from 22 balls, while Matthews finished unbeaten on 60 from 54 balls, as the home side easily overhauled Bangladesh Women’s total of 144 for three from their 20 overs, ending on 145 for two off 16.5 overs.

West Indies Women were given a solid start with openers Matthew and Qiana Joseph putting on 63 runs for the first wicket.

Fahima Khatun got the breakthrough when she had Joseph caught at point after scoring 29 from 21 balls.

Shemaine Campbelle’s stay at the crease didn’t last long as she made just three before she became Khatun’s second victim to leave the Windies 73 for two in the 11th over.

The fireworks began with Dottin’s arrival, as she wasted little time in hitting Rabeya Khan for three huge sixes in the 13th over that went for 20 runs.

She followed up by slog sweeping Shorna Akter for another six in the next over before sending Khatun over the ropes in the 15th.

Dottin wasn’t done just yet, smashing Fariha Islam for two more sixes in the 16th over, the last of which brought up her half-century off 21 balls, while carrying West Indies within five runs of victory.

Matthews hit the winning run in the ensuing over, chipping Sultana Khatun down to deep midwicket for an easy single.

The skipper, whose 16th T20I half-century was overshadowed by Dottin, hit seven boundaries during her innings.

Earlier, Bangladesh Women did well to get up to their eventual total by picking up 52 runs in the last five overs after being limited by disciplined bowling by the home side early on.

They were led by an unbeaten half-century from their captain Nigar Sultana Joty, who stroked 53 from 40 balls with five fours and two sixes.

There were also useful contributions from Sharmin Akter who made 37 from 41 balls and Sobhana Mostary who scored 22 from 21.

In a thrilling match, West Indies Women’s cricket team emerged victorious against Bangladesh as Deandra Dottin and Hayley Matthews powered their team to victory. Dottin’s explosive batting and Matthews’ consistent performance led the West Indies to a dominant win.

Dottin’s aggressive batting style and powerful strokes proved to be too much for the Bangladesh bowlers to handle. She scored a quickfire half-century and set the tone for the West Indies innings. Matthews, on the other hand, anchored the innings with her solid batting and ensured that her team reached a competitive total.

The West Indies bowlers also played a crucial role in the victory, restricting the Bangladesh batters and picking up important wickets at regular intervals. The team’s all-round performance was commendable and showcased their strength and skill in all aspects of the game.

The win against Bangladesh will surely boost the confidence of the West Indies Women’s team as they continue their campaign in the tournament. With players like Dottin and Matthews in top form, the team looks set to make a mark in the upcoming matches.

Overall, it was a fantastic display of skill and determination by the West Indies Women’s team, and they will be looking to carry this momentum forward in the rest of the tournament. Congratulations to them on a well-deserved victory!

  • Glut of New Houses for Sale in the South Is Bigger Even than during the Housing Bust. The Glut in the West Gets Close

Prices Are Still Way too High. Something has to give.

By Wolf Richter for WOLF STREET.

Yesterday, we looked at the surge of new completed “spec” houses for sale, and at the surge of new houses for sale at all stages of construction, for the US overall. Now we’ll look at at new houses for sale in the four regions of the US.

In the South – the largest region, with a population of 133 million, see map below – has the most inventory of new houses ever, surpassing even the astronomical levels on the eve of the Housing Bust, just before it all fell apart.

Since June 2024, new houses for sale in the South have surpassed the high of August 2006. In June, there were 293,000 new houses for sale (compared to 291,000 in August 2006). Since then, the inventory of new houses for sale has further ballooned and in October reached 304,000, and has remained in that range through December (301,000). Since December 2019, inventory has exploded by 76%. This is a massive amount of inventory of new houses for sale.

But sales of new houses in the South in 2024 edged down a hair from the prior year, to 411,000 houses sold, and was down by 13% from 2020 and by 9% from 2021, but was up by 3% from 2019.

Those sales were reasonably decent, thanks to the large-scale incentives, including mortgage-rate buydowns that homebuilders have been using to stimulate demand.

So it’s not that sales have collapsed like sales of existing homes – they haven’t – but that sales lagged far behind the speed with which homebuilders put inventory on the market over the past several years, and now there’s this glut of houses for sale.

So supply of new houses for sale, at the current rate of sales, has pierced the 10-month range. To iron out some of the big monthly squiggles, we look at the three-month average. Seasonally, the peak supply period is in November through January in this three-month average. Beyond seasonality, the trend is clear, with supply having about doubled from the pre-pandemic range:

Homebuilders offered incentives amounting to 10% of the sales price on average in Texas and Florida to get the inventory moving, according to the most recent Burns Homebuilder Survey. And that’s clearly not enough to get the inventory moving.

Here is a map of the four Census regions:

    The West.

In the West – the second largest Census region, with a population of 80 million – a similar problem is piling up. Inventory of new houses for sale surged to 119,000, the highest inventory since December 2007, not far below the peak in June 2007 early on in the Housing Bust, and up by 35% from 2019:

But sales have been anemic in the West because prices are way too high. In 2024, a total of 157,000 new houses were sold, down by 28% from 2020, and down by 14% from 2019. While annual sales were up from the prior two years, all three years were at the lower end of the scale, with only 2008-2016 and 1990 and 1991 having been even lower.

So lots of inventory piling up and sluggish sales:

Supply has therefore spiked to 11.3 months on a three-month-average basis. There were only three brief periods with higher supply:

    • In late 2022 as the market for new houses was waylaid by the surge in mortgage rates, triggering a tsunami of cancellations of new-house purchases, as buyers who’s sighed the contract when rates were 3% or 4% couldn’t take delivery when rates were 6%.
    • Four months of November 2008 to February 2009.
    • Two months of December 2007 and January 2008.

The other two regions are not big players in the single-family market

The Northeast and Midwest are smaller in terms of the population, and much much smaller in terms of the market for new single-family houses. The regions are dominated by huge old cities, particularly the Northeast with New York City, Boston, Philadelphia, and the cities and urban areas around them. New construction is focused on multifamily to increase density and shorten commutes from the already unwieldy urban sprawl.

So there are only a few sales of new houses in those two regions, amid rising inventory and supply. But all of it is too small to really weigh on the national scale.

In the Northeast, only 33,000 new houses were sold in all of 2024, down by about two-thirds since the 1980s, but roughly in the range of the past 10 years.

The Census Bureau rounds sales on a monthly basis to the nearest 1,000 houses. In the Northeast, these rounded sales have been either 2,000 a month or 3,000 a month rounded. And on a few occasions 4,000 a month. We use annual sales here which would largely average out the big rounding errors of the monthly data.

Inventory in the Northeast has been zigzagging higher over the past few years. Supply reached 17 months, by far the highest of any region. During the worst moments during the Housing Bust, supply reached 18 months. This is just not a big market for new single-family houses that would expand the urban sprawl further.

In the Midwest, sales of single-family houses in 2024 rose to 79,000:

Inventory in the Midwest, at 47,000 houses over the past three months, is at the highest level since late 2022, and beyond that at the highest level since 2009. Supply exceeds 9 months on a three-month average basis.

The housing market in the South is currently experiencing a glut of new houses for sale that is even bigger than during the housing bust. According to recent data, there is an oversupply of new homes on the market in states like Texas, Florida, and Georgia, leading to a slowdown in sales and a decrease in prices.

In the West, the situation is not much better, with the glut of new houses for sale getting dangerously close to the levels seen during the housing bust. States like California, Arizona, and Nevada are also facing an oversupply of new homes, leading to a similar slowdown in sales and price decreases.

Experts attribute the glut of new houses for sale in both regions to a combination of factors, including overdevelopment, rising construction costs, and a decrease in demand from buyers. As a result, home builders are being forced to offer discounts and incentives in order to move their inventory, leading to lower prices and a more competitive market for buyers.

Overall, the housing market in the South and West is facing some challenges as a result of the glut of new houses for sale, but experts remain cautiously optimistic that the market will eventually stabilize. In the meantime, buyers in these regions may have a unique opportunity to take advantage of lower prices and incentives as they navigate the oversaturated market.
